At our initial appointment, we will sit down for a relaxed conversation about how the whole home-selling process works, and I will have you take me on a tour of your home, inside and out. I will take detailed notes so that I can research how your home compares to other properties that have sold recently in your neighborhood.
At our second appointment we will meet at your home to draw up a detailed plan of action. In particular, I will advise you on:
What projects and repairs should be undertaken (and should not be undertaken) prior to listing.
What inspections you should, and should not, obtain.
General staging items including what furnishings should be removed or remain for showings. If hiring a stager to help us perfect the look is appropriate we will schedule an appointment with my stager, Kristin Register of Be Staged
What landscaping or landscape staging might be helpful to increase your net price. If hiring a landscape stager to help us perfect our curb appeal is appropriate we will schedule an appointment with my landscape stager, Doc Czypinski from Eden’s Gate Landscape Design and Services.
What results you might expect from different pricing strategies and I will make my recommendation as to a preliminary list price.
What your approximate expenses and net profit will be.
What a practical and comfortable timeline will be for preparing the house for the market and for listing and marketing.
What types of marketing we will use, including Internet, print and agent-to-agent and we will discuss our marketing strategy and timeline.
What you can expect to happen once the house is on the market.
What happens when the offer is received.
What happens between the accepted offer and the closing.
What your level of participation will be.
I don’t have a fixed recipe for selling a home because every home and every seller is different. The strategy we will employ will depend largely on your home, your preferences, your time-line and your personal situation. We will devise a strategy that is maximally effective while non-compromising to your physical and emotional well-being.
One thing that is consistent with all the sellers and buyers I work with is my energetic involvement and my commitment to giving you the most excellent service available. You will not be my only client, but it is my desire that you feel that you are.
Based on my years of experience and successful sales, I do have definite ideas about what will be the most effective path to take on any number of variables, including price, preparation, marketing and timing. Consistent, honest and professional feedback is my commitment to you and I will voice these ideas and recommendations. It is also important for you to know, however, that I will listen carefully to your ideas and opinions and that, while I will be a trusted advisor, the ultimate captain of the ship will always be you.
